Booking, Policies & Payments

  • All reservations are managed exclusively through our trusted partner to ensure a seamless stay. Please refer to the availability calendar to check your dates.

  • Accommodation in four en-suite bedrooms for up to eight guests, daily housekeeping, complimentary breakfast, concierge support, complimentary round-trip airport transfers, 24/7 security, and free electricity up to 50 units/day.

  • Local taxes (7% VAT), any bank fees for credit card or wire transfers

    Your refundable security deposit (USD 500 / THB 15,000 / or equivalent)

    Excess electricity charges (at 5.5 THB/unit)

    Extra guest charges for a 9th and/or 10th guest (at 59 USD per person per night, available upon request)

  • Check-in time is 15:00 (3:00 PM) and check-out time is 11:00 (11:00 AM).

  • Yes, with strict limits. The villa has four en-suite bedrooms with standard sleeping arrangements for up to 8 guests. However, you can add up to 2 extra guests, upon request, for a fee of $59 USD per person, per night. Parties with outside guests are prohibited.

Location, Transport & Logistics

  • Round-trip airport transfers to and from Koh Samui Airport (located just a 15-minute drive away) are included with your booking.

  • While a rental car or taxi is advised to easily explore the island and beat the heat, our concierge team can seamlessly arrange car rentals or 24/7 drivers, with vehicles conveniently dropped off and picked up directly at the villa.

  • It’s 15-minute walk downhill to nearby Choeng Mon Beach and its village amenities, or a quick 5-minute drive. Because the return walk up the hill is quite steep in the tropical heat, most guests prefer to drive.

  • Convenience stores, ATMs, currency exchange, pharmacies, and massage shops are all located just a 5-minute drive away in the local Choeng Mon village.

  • Please note that the house may not be suitable for young children or toddlers as it is not child-proofed, features an unfenced pond and an unfenced infinity pool, directly accessibly from all four bedrooms. The pool’s infinity edge has a steep drop on the other side.

    It may not be suitable for elderly guests or guests with mobility issues as the home requires navigating several flights of stairs.

  • To support our eco-ethics and protect soft furnishings, Saensook is a 100% smoke-free home both inside and out, with smoking strictly limited to the driveway area.

    We do not accept pets.

Amenities & Services

  • Yes! Our concierge team can arrange to have your fridge and kitchen cupboards pre-stocked prior to your arrival, or coordinate a fully catered barbecue and private chef services during your stay.

  • Yes. You can easily pre-book private poolside yoga classes or arrange an extensive menu of in-house spa treatments (such as a traditional Thai massage in the sala) through our concierge team.

  • No, the pool is not heated. As is customary in Thailand, the pool is heated by direct sunshine only—meaning it’s bath-warm for most of the year (reaching up to 31°C) but can be cooler after heavy rain or during cooler winter months (Nov/Dec/Jan).

  • No, inflatable pool toys are not provided and are strictly not permitted due to the property's infinity edge and steep drop on the other side.

  • Yes, air-conditioning and ceiling fans are installed in all four bedrooms and the open-plan kitchen/living/dining room, with remote controls in the bedrooms.

    Fibre-optic WiFi is provided as a guest courtesy throughout the house.

  • Daily housekeeping is included, and personal guest laundry can be fully managed and arranged through our wonderful staff for a standard per-kilo fee.
